The Maury County Comprehensive Land Use Plan Update is aimed at mapping out the future growth and development of our community. This process focuses on enhancing land use, infrastructure, and quality of life for all residents. By engaging in this process, you contribute to shaping the future of Maury County.
What is a Comprehensive
Land Use Plan
A Comprehensive Land Use Plan is a long-term planning document that outlines the county's vision for growth, development, and preservation.
It reaffirms and establishes goals, policies, and strategies to guide land use, housing, transportation, infrastructure and public services to ensure sustainable and thoughtful development that aligns with the community's identified priorities.
Without an Updated Plan...
development and growth may occur or be directed towards unintended areas, leading to issues like traffic, overcrowding, infrastructure strain, and loss of the natural environment.
With a Plan, we can...
ensure growth is appropriately located, well-managed, infrastructure is supportive and maintained, and community character is preserved. A plan provides a framework for decision-making, managing and directing development, and protecting natural resources, while addressing residents' needs and priorities.
who creates the plan
YOU! Comprehensive Land Use Plans are created from input of residents, businesses, property owners, students, and community stakeholders throughout the process. No one knows the community better than you!
how is it created?
Surveys, community meetings, and workshops will take place throughout the process. So we need you to share ideas and concerns. The County, along with planning consultants (McBride Dale Clarion) organize all the feedback and draft the plan document.
how is it implemented
Once a final draft of the Plan is completed and reviewed, it will be voted on, and adopted by the Maury County Planning Commission after County Commission endorsement. The Comprehensive Land Use Plan will then inform policy decisions, zoning and land use reviews, and project prioritization.

Step 1 focuses on understanding current conditions and establishing a strong foundation for the planning process.
This step includes:

Step 2 focuses on defining the community's vision for the future and evaluating alternative growth patterns.
This step includes:

Development of a draft vision statement, goals, and strategies

Advisory Committee review of vision and goals

Development and evaluation of future land use and growth framework scenarios

Advisory Committee review of the future land use framework

Fiscal impact analysis of growth scenarios

Advisory Committee review of fiscal impact findings

Public engagement activities, including workshops, open house, and online engagement.
Step 3.
Drafting, Review & Adoption
Late Summer 2026
Step 3 focuses on refining recommendations, finalizing the Plan, and supporting adoption.
This step includes:

Development of the Plan template and graphic design

Drafting of the Comprehensive Land Use Plan

Joint workshop with the Planning Commission and County Commission

Public open house and online review of the draft Plan

Public hearings and adoption process

Final revisions and production of final Plan document and exhibits.

May 19, 2026 | Advisory Committee Meeting #2
An Advisory Committee meeting was held on Tuesday, May 19th at 5:30 pm in the Tom Primm Commission Room (6 Public Square, Columbia, TN 38401).
The purpose of this meeting was to discuss the feedback and input received during the March 25th Public Open House #1 . During this meeting, our consultant team (McBride Dale Clarion and TichlerBise) provided an overview of the progress up to this point, and outlined the next steps, and began discussions related to community goals and objectives.

March 25, 2026 | Public Open House #1
On Wednesday, March 25th a public open house was held at Columbia Central High School. The purpose of the open house was to kick off the process of establishing a new Comprehensive Land Use Plan. In order to establish a strong foundation, we want to understand how you feel about Maury County.
The input gathered during this phase will inform how to develop the most appropriate planning guide for land use, growth, and preservation in the unincorporated county.
During the open house, attendees:

Learned background of the Comprehensive Land Use Plan process

Interacted with stations to provide input and comments

Spoke directly with the Maury County planning team and consultant group
Displayed are each of the boards that were present during the open house. A link is provided below each board to provide additional comments or feedback.

In the context of a land use plan update, this document serves as the primary guide, ensuring that new development aligns with the community's goals for preserving rural character while managing anticipated population growth
2018 - County Major Road Plan (PDF)
The Maury County Major Road Plan is a specialized planning document that identifies the current and future transportation network needed to support the county's growth. It provides a map index and classifications for major thoroughfares, ensuring that the transportation infrastructure is developed in tandem with land use changes. In a comprehensive land use plan update, the Major Road Plan is critical for coordinating development patterns with road capacity and connectivity, ensuring that the transportation system can handle the density and intensity of uses proposed in the updated plan.
The Maury County Zoning Ordinance is the primary regulatory tool used to implement the vision established by the Comprehensive Plan by establishing specific land use categories, dimensional standards, and development requirements. It provides the legal mechanism for governing how individual properties can be used, developed, or protected through the establishment of base and overlay districts. During a comprehensive land use plan update, the Zoning Ordinance is often revised to ensure that its regulations and "official zoning map" accurately reflect the updated land use goals and growth strategies defined in the new plan.
